Position Overview

Provide overall interior design style and direction with an emphasis on project management and coordination to ensure the design concepts are implemented in all our homes. This is an in-person position in our Bend, Oregon office.

Interior Design/Project Management Responsibilities:
Architectural Design Phase
- Provide aesthetic and practical input and direction on architectural design and style for all homes.
- Space planning and interior architecture; with emphasis on, but not limited to, general space planning, massing, natural light, efficiency, traffic flow, kitchen spatial planning and layout, bathroom layout, fireplace design, decorative beam, or accent wall placement.
- Develop interior design concepts and aesthetics that are appropriate for each home within the community.
- Draft interior design details/ideas, coordinate with home designer to implement within the plan set.
- Prepare and coordinate all submittals to community Architectural Review Committee (ARC).
- Prepare exterior materials selection sheet for ARC review and approval.
- Prepare housing style studies as needed for presentation to ARC.
Interior Design
- Create and finalize interior design concepts and ideas that coordinate with architectural style.
- Collaborate with project team to select the following elements for the home. Selections are based on client’s needs, preferences, and budget, while considering quality, value, and performance. Project selections meetings with vendors, which includes but not limited to the following: all exterior materials, (siding, paint, masonry, roofing, windows, garage doors, front door, exterior doors, and exterior lighting), hardwood floors, cabinets, plumbing, electrical, low voltage, lighting, solid surfaces, tile surfaces, paint, carpet, doors, trim/millwork, closets, fireplace, appliances, shower doors, mirrors, etc.
- Create Interior Specification sheet. Compile all information from project selections meetings into specification sheet. Includes, but not limited to the following: images of selections, product description and manufacturer information, install instructions, allocation of product specifications and scope of work to trades and vendors, purchasing status of materials sourced directly by builder (lighting, cabinet hardware, bath hardware, mirrors, tile, etc.)
- Review plan sets and provide redlines to reflect interior design changes. Communicate directly with home designer.
- Draft interior details and 3D renderings to provide enough information to pass along to vendors for estimates. Details to include but not limited to the following, interior frame details (fireplace framing, hearth, floating cabinets, niche locations and size, shower bench placement), plumbing details, cabinet details, lighting details, tile details and layouts, mirror details, closet details, and cabinet hardware placement and layout.
- Perform takeoffs and secure estimates based on construction plan set and project selections. Create allowances and enter in budget. Review budgets with project team and clients, revise as necessary.
- Monitor and assess onsite construction activities and provide direction and input to trades to ensure the design concepts are implemented as envisioned. Maintain communication with project team throughout construction.
- Coordinate with staging company to stage homes with furniture, artwork and accessories for model homes and Tour of Homes. Work with professional photographer to take photos of staged home for marketing purposes.
